Fleetwood vs Guildford: Comparing Two Surrey Presale Condos From the $400,000's

If your budget points to a new condo in the $400,000's, two Dawson + Sawyer communities will likely make your shortlist: Fleetwood Village 2 in Fleetwood and Guildford The Greatest 2 in Guildford. Both offer one- to three-bedroom homes with the same interior finishes and the same warranty. So how do you choose?

The short answer: choose Fleetwood Village 2 if you want the earlier move-in, future SkyTrain access, and a big amenity package. Choose Guildford The Greatest 2 if a five-minute walk to Guildford Town Centre and quick access to Highway 1 matter most, and a summer 2027 move-in works for you.

Below, we compare the two side by side on transit, timing, amenities, floor plans, schools, and everyday life, so you can see which one fits the way you live.

Which is closer to SkyTrain?

Fleetwood Village 2 wins this one. It's near the future Fleetwood SkyTrain Station on the Surrey Langley SkyTrain line, which is expected to enter service in late 2029 (Government of Canada). It's also minutes east of Surrey City Centre on major transit and commuter routes.

Guildford The Greatest 2 is built for a different kind of commute. You're close to Highway 1, with RapidBus service to Surrey City Centre and quick connections to Burnaby and Coquitlam. If you drive to work north of the Fraser, that highway access can matter more than a train station.

Here's a simple test: if your daily trip ends near an Expo Line station, lean toward Fleetwood. If it ends somewhere off Highway 1, Guildford may get you there faster.

Which one can you move into sooner?

Fleetwood Village 2 has the earlier timeline. Its project page lists move-in ready for early 2027, while Guildford The Greatest 2 is estimated for summer 2027.

Earlier isn't always better, though. The later Guildford date gives you a few more months to save toward your down payment and closing costs. Presale completion dates are estimates and can be revised by written notice, so ask the sales team where construction stands today.

Which has better amenities?

If amenities are high on your list, Fleetwood Village 2 is hard to beat. It has the bigger amenity package by far:

  • Indoors (5,800 SF): kitchen, dining, fireside lounge, co-working space, climbing wall, billiards table, ping pong table, yoga studio, gym, arts and crafts room, and a child care facility.
  • Outdoors (over 15,000 SF): a village green, landscaped walking paths, an outdoor lounge, a parkour park, an outdoor ping pong table, and a covered rooftop deck.

Guildford The Greatest 2 keeps things smaller and simpler:

  • Indoors (1,500 SF): kitchen, dining, fireside lounge, gym, co-working space, and an arts and crafts room.
  • Outdoors (3,200 SF): a park, landscaped walking paths, a playground, and a rooftop deck with a fire table lounge and BBQ.

Guildford makes up for it with what's around the building. Its project page describes the community as nestled between three city parks, and Guildford Recreation Centre is a five-minute walk away. Keep in mind that strata fees pay for the upkeep of shared amenities, so ask for the strata fee estimate for each building when you compare.

How do the floor plans compare?

Based on the plans shown on each project page, Fleetwood Village 2 offers more range at both ends:

  • Fleetwood Village 2: interior sizes from about 527 square feet for a one-bedroom up to about 1,039 square feet for a three-bedroom. There's also a one-bedroom plus flex plan, handy if you need a small office.
  • Guildford The Greatest 2: interior sizes from about 506 square feet for a one-bedroom up to about 873 square feet for a three-bedroom junior plan.

Inside, the homes are finished to the same Dawson + Sawyer standard. That includes 9 to 10 foot ceilings, durable laminate flooring, quartz countertops, soft-close shaker cabinetry, a full-sized stainless steel appliance package, and optional air conditioning. Both buildings are protected by the Travelers 2-5-10 Home Warranty.

So the real question is size, not finish. If you need a true three-bedroom with room to spread out, Fleetwood gives you more to choose from.

What is everyday life like in each neighbourhood?

Fleetwood: growing and family-focused

Which is better for schools and families?

Both have schools nearby. Guildford The Greatest 2 is close to Hjorth Road Elementary and Guildford Park Secondary. Fleetwood Village 2 is close to Walnut Road Elementary and Fleetwood Park Secondary, along with several preschools and early learning centres.
