What is a presale home?

A presale (or pre-construction) home is a property you buy before it's built, directly from the developer, based on floor plans, finishes, and a legally required disclosure statement.

Buyers secure their home with a staged deposit and move in once construction is complete, committing at today's contract price for a home that completes in the future.

How does the presale buying process work in BC?

The BC presale process generally follows five steps::

1. Register your interest
2. Review the disclosure statement and floor plans
3. Sign the purchase agreement and pay your initial deposit
4. A 7-day rescission period during which you can cancel for any reason
5. Complete the purchase when the home is finished.

The rescission period begins on the later of the date you sign the agreement or the date you acknowledge receiving the disclosure statement.

How long does it take for a presale home to be built?

Presale timelines vary by building type. Wood-frame condos and townhomes typically complete within roughly 1.5–3 years of sales launch, while larger concrete high-rises often take 3–4 years or more.

Your purchase agreement and disclosure statement set out the estimated and outside (latest guaranteed) completion dates.

What is the BC New Home Warranty (2-5-10)?

Every new home in British Columbia is protected by a mandatory third-party "2-5-10" warranty: 2 years on labour and materials, 5 years on the building envelope (water penetration), and 10 years on structural defects.

This coverage is required by law and gives presale buyers long-term protection a resale home may not have.

How much deposit do I need to buy a presale in Surrey?

Presale deposits in BC are typically paid in stages and commonly total around 15–20% of the purchase price, split across set dates during construction. Exact amounts and schedules are set out in your purchase agreement.

Your deposit is held in a trust account (a lawyer's or brokerage trust), not paid directly to the developer, as required under BC regulations. Dawson + Sawyer’s deposits currently are between 2-5%, contact the Sales Team to learn more.

Can I cancel a presale contract after I sign?

Yes. BC law gives presale buyers a 7-day rescission ("cooling-off") period, during which you can cancel for any reason and receive a full deposit refund.

The 7 days start on the later of when you sign the contract or when you acknowledge receiving the disclosure statement, and the developer must return your deposit within 15 days.

This protection is specific to presales and doesn't apply to most resale purchases.
